The report, titled Unlocking Queensland’s Potential, highlights the state’s commercial property sector as a major beneficiary of these trends, showcasing a unique blend of stability and growth. JLL states that Brisbane’s commercial property market is now viewed as a low-volatility, long-term investment opportunity.
Vacancy rates in Brisbane’s CBD office market have proven to be the least volatile in Australia over the last decade, with a remarkable 12 percent increase in white-collar jobs flooding in, particularly in sectors like healthcare, education, and finance.
“Queensland’s economy has demonstrated remarkable resilience since 2021,” said JLL economist Ronak Bhimjiani. “The state’s strategic diversification across sustainability, technology, advanced manufacturing, and healthcare is expected to sustain growth over the medium to long term, thereby creating opportunities for the real estate sector.”
According to the report, Brisbane also recorded the lowest price correction of any major city for commercial property between 2022 and 2024. This reflects a robust market foundation, making it an attractive location for investors.
As interstate migration continues to surge, along with significant infrastructure spending, Brisbane’s appeal is only expected to grow. JLL emphasizes that this trend positions Queensland as a standout performer in the national economy.
