The New South Wales government has made a significant announcement regarding the rezoning of land in Broadmeadow, a suburb in Newcastle. This decision paves the way for the construction of 20,000 new homes and the creation of 15,000 jobs over the next three decades, marking an important step in addressing housing shortages in the region.

Located approximately three kilometres west of Newcastle’s central business district, the 313-hectare precinct is part of a comprehensive masterplan aimed at transforming the area into a vibrant hub for housing, commerce, and recreation. The plan is designed to enhance Broadmeadow’s appeal by bolstering its status as a centre for entertainment, notably being home to the Newcastle Entertainment Centre.

As part of this initiative, the rezoning will facilitate the development of up to 3,200 homes on state-owned land, generating approximately 2,350 new construction jobs. The project also aims to incorporate affordable housing, with estimates indicating that between 5% and 10% of the new developments will meet this criterion. The plan includes provisions for improved pedestrian access, green spaces, and enhanced transport links, creating a more livable environment for residents.

Collaborative Efforts to Implement the Plan

The Hunter and Central Coast Development Corporation has been appointed as the delivery agency for this ambitious project. They will work closely with the City of Newcastle and other relevant state government agencies to develop an infrastructure delivery plan for the rezoned land. This collaborative approach aims to ensure that the project meets the community’s needs and expectations.

Residents have been eager for updates, particularly as it has been over a year since the draft masterplan was initially unveiled. Minister for the Hunter, Yasmin Catley, addressed community concerns by stating, “People have been waiting a long time for clarity around this site. The community has been calling for certainty, and that’s exactly what we’re delivering today.”

Earlier in the year, the Property Council had urged the government to expedite the project by prioritizing rezoning and infrastructure investments. In response to the recent announcement, Nuatali Nelmes, the Property Council’s regional director for the Hunter and Central Coast, expressed her approval, stating, “It’s exactly the kind of early momentum for which we’ve been advocating so strongly.” She described the rezoning as a strong signal that the NSW Government is ready to move forward with the project.

The announcement has been welcomed by local stakeholders, who view it as a crucial development in addressing the housing and employment needs of Newcastle’s growing population. As planning progresses, residents remain hopeful that the project will deliver on its promises and create a thriving community in Broadmeadow.
