mount-waverley-home-fetches-2-33-million-in-competitive-auction

A renovated home in Mount Waverley, located at 38 Windsor Avenue, achieved a remarkable auction result of $2.33 million after an intense bidding war involving six competitors. This sale exceeded the property’s reserve price by $280,000, reflecting the high demand for move-in ready homes in the area, particularly in the coveted school zone.

The single-level, four-bedroom residence stood out during the auction held on Saturday, where a total of 16 properties were offered. While other homes in the vicinity were available, none matched the allure of this fully renovated property, which boasts a pool, alfresco deck, and luxurious interiors. The auction drew significant interest, with over 80 inspections conducted prior to the event, and 30 attendees present on auction day.

Steven Zervas, an auctioneer from Heavyside Boroondara, noted that bidding commenced at $1.9 million, which was at the lower end of the price guide. Once the bidding reached the reserve of $2.05 million, the pace escalated dramatically. “We had really strong depth and competitive energy,” Zervas remarked, highlighting the enthusiasm among participants.

The winning bidders, a semi-retired couple who had recently relocated from the United Kingdom, were determined to secure this property after previously missing out on two other homes. Zervas explained that many of the underbidders were also downsizers, indicating the broad appeal of the property across different demographics.

The home features an open-plan kitchen and dining area, which serves as a central hub for family gatherings and entertaining. With a deluxe kitchen equipped with dual ovens, multiple living zones, and a designer ensuite, the property is marketed as a luxury family entertainer with no renovations required. The salt-chlorinated in-ground pool, surrounded by landscaped gardens, adds to the property’s resort-style charm and is easily visible from the living areas.

“This was the only turnkey house on the market this weekend,” Zervas stated. All other similar listings were either units, townhouses, or properties requiring extensive renovations. He emphasized that this auction result demonstrates a strong demand from buyers who prefer homes that are ready for immediate occupancy, particularly those seeking access to prestigious educational institutions such as Mount Waverley Secondary College, Avila College, Huntingtower School, and Wesley College.

The allure of the property is further enhanced by its all-seasons undercover alfresco area, complete with lighting and a ceiling fan, creating an ideal space for entertaining guests while overlooking the pool. The main bedroom includes a luxurious ensuite featuring a double vanity and an oversized shower, providing a private retreat for the new owners.

Zervas noted that parents are increasingly prioritizing school enrolments, prompting many to act quickly rather than waiting for the spring market. “August and September are sweet spots,” he explained, as the competitive landscape can shift dramatically once spring arrives, with more properties entering the market.

In conclusion, the successful auction of this Mount Waverley home underscores the growing trend among buyers seeking ready-to-move-in properties, especially in desirable educational zones. The $2.33 million sale reflects not only the property’s quality but also the urgency among buyers in the current real estate landscape.
