UPDATE: GemLife has just received the green light from the Macedon Ranges Council for its new retirement village in New Gisborne, expanding the project to 116 homes from the previously approved 96 homes. This crucial amendment was officially confirmed during the council meeting on October 22, 2023, highlighting the community’s support for this development.
Why it matters now: The approval addresses the urgent demand for retirement living options in the region, offering a much-needed solution for the growing population of over-50s looking to downsize. As GemLife prepares to deliver this additional housing, the project aims to significantly enhance local living standards and community engagement.
The retirement village, located at 72 Ferrier Road, will comprise a total of 247 homes on a sprawling 23-hectare site. This first phase of 116 homes has now received final approval, allowing construction to proceed as planned. The project will also feature approximately 35 percent dedicated open space, including the restoration of historical landscapes and mature trees.
During the meeting, Cr Cassy Borthwick expressed her enthusiasm, stating,
“Today we’ve endorsed an amendment to the original application and supporting this amendment, I look forward to the developer applying their expertise to deliver a retirement village that adds genuine value to the local community.”
The centerpiece of the village will be a restored century-old homestead, the Westport Homestead, originally built by the pioneering Hamilton family in circa-1908. Designed by Taylor Knights and the landscape team at Taylor Cullity Lethean, the homestead will be transformed into a $20 million AUD heritage and luxury amenity hub. Residents can expect a library, meeting room, and traditional billiards room, all featuring a heritage style.
In addition, two contemporary Country Club buildings will be constructed, housing a lounge, café, dining area, pool, gym, arts studio, and cinema, all surrounding a beautifully designed courtyard garden with a sculptural brick fireplace.
Adrian Puljich, managing director and group chief executive of GemLife, emphasized the idyllic setting of New Gisborne for the over-50s community. He stated,
“We’ve taken design cues from the existing settler homestead and surrounding gardens to create a community that is in keeping with the charm of this beautiful region.”
With a noted huge demand and short supply for downsizer housing in the area, the new village is expected to attract interest from those relocating from larger properties, as well as individuals seeking a tranquil lifestyle in this community-oriented environment.
